Jim has substantial experience and expertise dealing with new construction and new home sales. Jim has dealt with each of Central Ohio's major production builders and semi-custom builders, while working with many of the local custom home builders.
From his over 30 years of experience, Jim has acquired a detailed understanding of each step during the construction process. Jim has been an affiliate member of the Columbus BIA (Builders Industry Association) for over 20 years. His son, Jay, who also works for his dad at times, has his Residential, Commercial, and Industrial Contractor's license to build in the State of Tennessee.
One of the more important aspects in the building of a new home is knowing what to expect from a builder. Jim has interacted and represented his clients in several hundred new construction builds. During this time he is able to get a feel for what certain builders strengths and weaknesses may be. For example, one builder may build a respectable overall product, but may be substandard when it comes to answering buyers questions about their new home, or their warranty might not be as good. Jim will share his knowledge of any builder to you in order for you to make an informed decision.
Jim, unlike the vast majority of other Realtors, visits the construction of your home many times while the home is under construction. Sometimes it is meeting with his clients at the home to discuss any questions or concerns they may have, and other times he will visit the home by himself to see how the progress is coming along.
Jim typically also attends nearly all meetings between the buyer and the builder - from the initial stages at the sales model, the pre-build conference, at the decorating center, meeting with the electrician, pre-drywall walkthrough, several other meetings during construction, the final walkthrough, and closing - you can expect to see Jim there.
Lot selection is an aspect of building a new home many buyers overlook and it ends up hurting them in the resale of the home. There are many factors to consider and Jim will help you evaluate different lots and eventually help you in the decision of the best lot selection for you. Several factors are considered (in fact too many to mention here), but some include - what the lot backs to (trees, existing homes, power lines, existing higher priced homes, etc.), the amount of traffic the road gets, the direction the house backs to (North, East, South, West, etc.), how a home will fit on a lot, the slope of the lot (potential walkout lower level, drainage problems, etc.) all the way down to the location of the home on the street and how car lights may shine through the windows at night time.
The overall objective for Jim is for him to assist in any possible way for his clients to receive the best built and most functional home for their needs. This begins with selecting the best location, lot, builder, and appropriate floor plan for an individual's price point, tastes, and needs.
Jim also provides his suggestions with regard to options in the home. Buyers typically add quite a bit of options to a builder's base package. Since Jim deals with clients buying resale homes as well, he is aware of what the majority of buyers look for in terms of options such as the type of flooring, countertops, extensions to a home to make the space adequate, and many other important decisions. Once Jim has evaluated your needs with the appropriate floor plan and options to select.
